Closing Costs Nationwide

According to Bankrate, the average closing costs on a $200,000 home is about $4,070. That equals almost a 9% increase compared to last year when the magic number was $3,741. The states with the highest closing costs are New York, Texas and yes, Utah. So if you’re moving to Salt Lake City and its surrounding areas, the Salt Lake City local movers suggest you watch out for great home prices and try to negotiate around the closing costs of purchasing a home. You can ask the seller to help pay for the closing costs or ask the bank or title company on how they can help.

The states with the lowest closing costs included Arkansas, North Carolina and Indiana. There, the average price tag on closing costs was $3,400.

Most of the fees in closing costs are charged by lenders, such as $1,614 in origination fees in 2011. That’s 10.3% more than last year. Origination fees include underwriting and processing. Then there’s the title, appraisal, postage and survey charges, all by third party vendors.

If you find a great home to purchase, with low closing costs, remember to call up All My Sons of Salt Lake City for professional moving services at an affordable price.

Inspect the Home before You Rent

Many people these days are renting due to the economic market. Renting is on trend again but many don’t think twice before signing the lease. Since renting doesn’t feel as big of a deal as buying a home, many don’t take the necessary precautions before getting into a renting contract. If you’re about to rent a condominium unit, apartment or even home, the Salt Lake City local movers say there are a few things you should consider before signing the lease. Location is obviously important for safety and even practicality such as your daily commute. Doors and windows need special attention as well. Check out the locks. Make sure they’re high security locks and that they actually function. If they don’t, it’s not necessarily a deal breaker, however you should have your landlord change them at his or her expense. As far as the windows go, make sure they can open and shut without any problems. If they don’t offer enough insulation, that can cause a higher utility bill. Don’t forget to run water in the kitchen, shower and any other place you there’s plumbing.

These are just some of the areas in a home that you should give extra attention to before you decide to rent and move in. When you’re ready to move into your new place, call the Salt Lake City moving specialists so you can have professional moving services at an affordable price. There’s no beating an All My Sons Moving and Storage move!

An Unsold Home Can Cost You

With the economy being what it is, the Salt Lake City movers found out that the average home these days is taking almost a year to sell. And with unsold homes come costs associated with living in the property, maintenance and repair. Research firms have been showing that over 11 million homes in the U.S. have underwater mortgages, meaning what is owned on the house is higher than the value of the house. This means, that typically, the owners don’t have money to throw around for upkeeping the house, and the longer it takes to sell the home, the more work needs to be done, making it even harder to sell. It’s a vicious circle. There’s so much home inventory on the market, with everyone trying to sell, that home buyers don’t have to settle for an unkempt home.

If you were successful in selling your home, call the local Salt Lake City movers for help with professional moving services at an affordable price. The Salt Lake City moving specialists will quilt pad wrap your delicate furniture and safely move the rest of your personal belongings. All My Sons of Salt Lake City is part of a huge network of reputable movers across the country.

Robosigning Still Going on Strong

Robosigning is still affecting the real estate industry, even after all the attention it got for the past six months. The Associated Press said the mortgage industry employees in at least three states are still signing unread mortgage documents and faking signatures to speed up the whole process. Suspect paperwork is also making its way through refinancing and new home purchases. So if you’re in the process of buying a home, make sure your documents are being verified and signed by qualified mortgage industry employees. Get reference, verify credentials, be on top of things so you don’t fall victim to robosigning.

Robosigning means no one is actually verifying the information that’s on the paperwork. It can involve notary fraud, forging executive signatures or signing with a fake title. These mortgage industry employees were asked to be careful of dual tracking which means they can’t process a loan modification as well as a foreclosure for the same homeowner at the same time. They have to watch out for misplacing documents or not keeping records of the contracts.

If you were successful in your real estate endeavors and are looking to move into the Salt Lake City area, call All My Sons of Salt Lake City local movers for professional moving services. Our Salt Lake City moving specialists will quilt pad wrap your furniture and safely move your precious belongings.

Tips For Home Buyers

If you’re ready to buy a home, there are some steps you should take to ensure a smooth transition from renting to owning. It doesn’t happen overnight. The first thing you should do is create a professional team that will help you throughout the journey. This includes a realtor, a lender, a professional moving company, even contractors should you need to renovate or repair something in your new home. Check references, verify credentials and make sure it’s the best team you can put together according to your budget. And speaking of budget, you should have one and commit to it. Include all of the little details besides the big ones like the price tag of your home. Think closing costs, think repairs and inspections, think movers and maybe even storage and even materials. Deciding of your location and the radius you’re willing to purchase in is another must-do on your list. You want a safe neighborhood but you also want something close to work, shops and services.

Home Sales Fall

According to the National Association of Realtors, sales of existing homes recently declined 0.8% in the month of June… to the lowest level in the past seven months. Compared to the same month last year, home sales declined by 8.8%. If the pace continues for the rest of 2011, this year might become the year we have the fewest sales of existing homes in 14 years. The National Association of Realtors says that the percentage of first-time homebuyers declined to 31% compared to last year’s 43%. Some people, including potential homebuyers and lenders, fear that home prices are and will still decline. There’s a lot of cancellations of contracts, but tight credit and low appraisals also don’t help the market. 16% of NAR members say that home sales contract were canceled in June alone, which is a 4% increase from the month before. Accurate appraisals are also hard to get because of all the distressed properties so many potential homebuyers stop themselves from buying the house after they find out it’s worth than the price tag. However, in certain areas, home sales have gone up compared to June 2010. These locations include Miami- Fort Lauderdale, Phoenix, Atlanta, Dallas-Fort Worth and San Antonio.

The Salt Lake City moving specialists know the housing crisis is something that has affected everyone nationwide. Some states are hit harder than others such as Florida and Nevada. Even if you’re personally not directly affected by it, such facing a foreclosure, you know someone who has or are living in a neighborhood that’s been touched somehow. A little numbers….

Pack Like a Pro

To pack properly is crucial for a hassle-free move, along with professional movers like the Salt Lake City moving specialists of course. Start packing way before the big moving day. This will help you feel not overwhelmed and will give you time to do it right. You want to make sure you have good moving boxes of all sizes, including wardrobe boxes to help you with moving your clothing. Try to limit the weight of each box to about 50 pounds, making them easier to handle when it’s time to transport them out of your old home and into your new one. Don’t forget to wrap delicate items like figurines, china bowls, vases and those types of household items. Make sure you have enough of your personal belongings so that they are firmly packed in the boxes and don’t rattle. Labels are important as well and help a lot during the unpacking process of moving.

Start by packing the things you use less, like old books you’ve already read, dishes you only use on special occasion, decorative pieces around the house, CDs and out-of-season items. The garage is a great place to start your packing.
